    The house is built with insulated concrete forms for high efficiency, storm resistance, and sound proofing
properties.  Steel reinforced high strength poured ICF concrete walls are rated at over 200 mph wind speed. Attic
insulation is R50 cellulose blown over the top plate.  Soffit guards are installed to allow the insulation to overlap the
top plate without clogging the soffit vent.
    The siding is premium high thickness Certainteed vinyl.  The roof is 40 year shingles.  The roof decking is 1/2
inch OSB, not the cheaper 7/16 inch OSB. The house is all electric, with a high quality Rheem heat pump system.
 
Heating and cooling costs estimated at 10-20 dollars a month
.  The 12 month period starting in 2-08 electric
usage averaged 675 kwh, or about 68 dollars a month average total electric bill.
The hot water tank is a 9 year
electric unit.  All plumbing fixtures are high quality.   The windows are premium Anderson low e argon filled units.  All
outlets and switches are heavy duty.

Bathroom and utility room floors are ceramic tile.  The kitchen and dining room are quarter sawn oak.  Can lights
light the kitchen and dining room area.  Custom built cabinets are hard maple stained cherry.

included.  Doors and windows have
nice trim with rosette corners.

SOLD!  This house was sold for $83,500 7-19-06.  From 3-3-07
to 3-2-09,  the amount of electric use has averaged 610 kWh
per month.  This is approximately 60-65 dollars a month to run
and condition the entire house, it is all electric, with a 1.5 ton
heat pump for HVAC.
